Sash Cords and Weights - the original and the best !
SASH windows or Double-Hung windows usually comprise of two vertically moving sashes each of which are hung in balance either by by a pair of cords (double hung) running on pulleys with a cast iron weight concealed in a pocket. Each of the 2 weights weigh 1/2 the total weight of the sash.
Over time the cords start to fray and become fragile and eventually break. This can sometimes be accelerated by the effect of the suns ultra violet rays breaking down the fibres of the cord and the cord starts fraying. Usually direct exposure to the north and west is the cause. ​

For window the sash has to be removed from the window to remove the portion of the sash cord attached to the side of the sash. Then the window frame has to be opened up to access the sash weight. A new cord has to be strung over the pulley or guide and attached to the sash at one end and the weight at the other end before re assembling the window.

we always lubricate the pulleys to reduce wear and tear and stop the annoying squealing of dry pulleys.

Sash window problems can also occur when the glass is changed.
​It is not uncommon to find windows that slowly drop although the sash cords are intact, connected to the weights and free running.
This often occurs when the glass has been changed from the original and heavier glass has been fitted putting the sash out of balance.
this problem can be rectified by adding extra weight to the cord to adjust the balance.

Spiral spring balances
We adjust and or replace these
Spiral balances on sash windows are balanced by a pair of spirals which wind a spring in a plastic tube located on the sides of the sashes where sash cords would otherwise be.
This applies tension to hold the sash in position as the sash is opened.​

Awning or Hopper windows, these are hinged at the top and usually have a pair of “friction stays” fitted to the sides which keep the opened window open through friction.

These are the side hinged windows which traditionally have a stay with holes mounted on the side of the frame or the sill and have a pin to secure the window open in a number of different positions.
Alternatively they can be fitted with friction stays mentioned above but fitted to the top and bottom of the hinged side
